Savanna Maintenance Association
Savanna Maintenance Association oversees the maintenance of the common areas within Savanna; these areas include the landscaped areas along the main roads, the Savanna Commons Club and recreational facilities, the light post, streets, sidewalks and curbing along the main streets, as well the annual plantings, lights, sidewalks and monument signs at the entrance to each neighborhood, the street lights within each neighborhood, and the plantings in the islands in each neighborhood.
Property Management
Castle Group is the management company for Savanna. They are responsible for providing the financial and administrative management of our Association. This includes the collection of maintenance fees, payment of operating expenses, enforcement of the Association's Declaration of Covenants & Restrictions and Rules & Regulations, supervision of subcontractors and acting as liaison between the homeowners and the Board of Directors. Quarterly Assessments - Homeowner assessments are due on the 1st of January, April, July, and October. Late fees are calculated at a flat rate of $25.00. Checks should be made payable to Savanna Maintenance Association, Inc. and must be accompany with the coupon, which are mailed to you in December. Payments are mailed to a central processing center, not Castle's office. The mailing address is provided on the coupon. If you did not receive your coupons, you should contact Castle's main office at 954-792-6000 to report the problem, so that your payment can be received on time. It is your responsibility to make this payment on time, regardless of your statement/billing status. We rely on your payment to help meet the financial obligations of the Association. You can also sign up for "AUTOPAY," so your maintenance fee can automatically be deducted from your checking account every quarter.
Savanna Commons Clubhouse and Amenities - The Amenities are located at Savanna Commons. These areas are maintained by the Association and are available for use by all residents. These areas include a roller hockey rink, basketball court, and soccer field. The Clubhouse offers classes, miniature golf, 4 pools and a water slide to residents with a valid Savanna ID. The Clubhouse has indoor and outdoor areas available for party rentals. The Association has the added benefit of being able to control access and monitor the activity of these areas.
Gatehouse Operations - There are 2 gatehouses that are staffed 24 hours daily by Marksman Security Services. As a new resident, you must obtain a Savanna I.D. card and a gate entry barcode in order to gain access to the community. Owner's Roster - Before the Clubhouse front desk can issue your gate entry barcode and ID’s; they must confirm you have been added to the owner’s roster. To add your name to the roster, you must bring a copy of the closing settlement statement or Warranty deed with a picture I.D. to the Savanna Commons front desk. If you fail to have your name added to the owner's roster, you will not receive your statements for the maintenance assessments of the Association, nor any other written correspondence sent to owners of record (such as Newsletters, Association Budgets and Financial Statements). Tenants - Tenants will need a 1 year term lease and a valid driver’s or State picture ID. Once your Savanna ID has been issued, you will receive your Username, Password, and Pin Number for visitor registration and your vehicle bar code. Our current security procedures dictate that the guards must obtain resident authorization before admitting guests, except for those specifically listed on your personal guest list in The Gatehouse Solutions website or application. Community Access - In order to have access to all areas of Savanna, you must go to the Savanna Commons front desk with your warranty deed or settlement statement and a picture ID to receive a Savanna ID. Tenants will need a 1 year term lease and a valid driver's license updated with the Savanna address. Once a Savanna ID has been obtained, you will receive your Username, Password, and Pin Number for visitor registration and your vehicle bar code. Our current security procedures dictate that the guards must obtain resident authorization before admitting guests, with the exception of those specifically listed on your personal guest list in Gatehouse web. Guests and relatives cannot purchase barcodes; only homeowners and residents with all the proper information.
Board of Directors
The Board of Directors is comprised of 7 residents who are elected at the Association's Annual Meeting. The primary responsibility of the Board is to manage the Community's fiscal operations, to direct Castle regarding any community operations, and to enforce the Community's governing documents. Repeated violations of the governing documents can result in fines on a Homeowner's property. You should have received a complete copy of the Association's governing documents when you purchased your home. PDF files are also available at the Savanna Commons office at a cost of $5.00 or you can print them for free from the web site under Resourse Center.
The Board generally meets on the third Tuesday of every month at 7:00 p.m. at the Savanna Commons Clubhouse, unless otherwise posted. Notification of these meetings are posted at the Club House and at each residence entrance 48 hours in advance. All residents are encouraged to attend these informative meetings.
Architectural Review Committee
A committee appointed by the Board, the Architectural Review Committee ("ARC"), is responsible for approving any changes to the exterior of your property, including but not limited to paint color changes, landscape renovations, structural modifications, roof replacement, and driveway changes. ARC application forms are available at the Property Management Office. Completed Applications for Architectural Modification should be submitted to the Property Management Office for processing. Approval is required prior to any exterior modification. Processing takes approximately three weeks for approval. Please plan your requests accordingly.
